INCLUDES … Two Commercial Real Estate Summary Narrative Appraisal Report fastFILLS™ Conforming to USPAP
A fastFILL™ is a total narrative report text template with suggested insert options provided as MS form-fill tabbed entries.  With a fastFILL™ format, you can quickly TAB-click your way through your narrative report, selecting from form-fill or dropdown menu entries.  If you need to edit text, simply unlock the template for “text edit mode”.  A fastFILL™ format provides quick completion of your report while maintaining maximum user-adaptability. 

The two AppraisalEditor™ fastFILLS™ are design to allow the user to prepare a USPAP-conforming commercial real estate for land only and for improved property conforming to a USPAP Summary Appraisal Report option.  According to USPAP, when the intended users include parties other than the client, either a Self-Contained Appraisal Report or a Summary Appraisal Report must be provided, with a Summary Report option most often requested.

INCLUDES … Seven Commercial Real Estate Appraisal Report Narrative WORD.docs Conforming to USPAP
A WORD.doc is a total narrative report template text with suggested insert options provided in parenthesis (EXAMPLE: Personal property (is/is not) included in this appraisal).  You select the desired option and delete all others.  A WORD.doc format provides maximum user-adaptability. 

USPAP requires each written real property appraisal report to be prepared under one of the following three report options: [1] Self-Contained Appraisal Report, [2] Summary Appraisal Report, or [3] Restricted Use Appraisal Report.  According to USPAP, when the intended users include parties other than the client, either a Self-Contained Appraisal Report or a Summary Appraisal Report must be provided. When the intended users do not include parties other than the client, a Restricted Use Appraisal Report may be provided.

The essential difference among these three report options is in the content and level of information provided in the reports with a Self-contained Appraisal Report being the most detail and a Restricted Use Appraisal Report being the least detail of the three appraisal report options. These USPAP requirements have been considered in all of the AppraisalEditor™ Narrative Appraisal Report WORD.docs .
